What an EICR checks

An Electrical Installation Condition Report examines the fixed wiring, consumer unit, sockets, switches, earthing, bonding and protective devices. Testing helps identify deterioration, damage, overloading and other safety risks that may not be visible.

 

Landlord electrical safety

Landlords in England must have electrical installations inspected and tested by a qualified person at least every five years. A report must be obtained and provided to tenants, and to the local council if requested. We work with individual landlords and letting agents, including inspections between tenancies and access arranged with occupants.

 

Understanding the result

C1 means danger is present and urgent action is needed. C2 means a potentially dangerous issue requires remedial work. FI means further investigation is necessary. C3 is an improvement recommendation and does not by itself make the report unsatisfactory. We explain the observations clearly and provide a quotation for any required work.

 

What happens during an EICR?

We arrange access, inspect and test the installation, record the results and issue the report. Power may need to be switched off briefly during testing. The time required depends on the property's size, age, number of circuits, accessibility and condition.

 

What do I receive?

You receive an Electrical Installation Condition Report showing whether the installation is satisfactory, test results and any observations. If remedial work is required, we can complete it and provide the appropriate confirmation.
